Calendar and prices
Each stay is drawn across the nights it covers, coloured by where it came from. Pick a run of nights and change the price or close them in one go.
Direct bookings
Guests tap their dates on a calendar and see every line of the price: nights, weekly discounts, cleaning, any promo code and the Edinburgh or Wales visitor levy. No commission goes to a booking site.
Your team
Nine levels of access, from account owner to cleaner. Cleaners see their jobs and arrival times, never guest phone numbers or takings. Anyone can be limited to certain homes, and one login can work for several companies.
Guests
Each guest gets a private link: their booking, what is paid and owed, online check in, the house rules, extras such as late check out, and your guidebook, with door codes held back until just before arrival.
Owners
Managing homes for landlords? Each month's statement works itself out: takings by night, booking site fees, your management fee, expenses with receipts and owner stays. Approve it, and the owner sees it in their own area.

See the plansAirbnb, Booking.com, Expedia and Vrbo, through the Channex channel manager, and Google through Channex too. Each home also has a calendar link you can paste into those sites now to block nights that are taken.
Yes. Every home gets its own booking page with your photos, a date picker and a live total. Guests get a confirmation code straight away and no commission goes to a booking site.
Yes, once you connect your own Stripe account in Settings. Guests pay the deposit or balance on Stripe's secure page from their stay page, the money goes to your Stripe account, and the payment is recorded on the stay by itself. Card details never reach Infinit PMS.
Yes. Invite each person with a role: housekeeping, maintenance, front desk, manager, accountant, property owner or read only. Each sees only what the role allows, and you can limit anyone to certain homes.
Yes. Set a home to the Edinburgh levy and 5% of the room price before VAT, for up to five nights, is added to direct and phone bookings and shown on receipts. The Wales levy is charged per person per night from your council's start date.
Yes. Add each owner with their management fee and homes. Each month's statement is worked out from stays, booking site fees and expenses; you approve it and the owner sees it in their own area.
Nothing for now: every plan is £0 while we launch, with no card needed and no booking commission. Any future price will be shown on the pricing page first.
A turnover clean is added for every departure and same day changeovers are flagged. You can add your own jobs and assign them to cleaners or trades.
